Types of auctions: Household, Commercial, Automotive & Transportation, Real Estate (our real estate auctions are collaborative ventures with a Florida licensed real estate realtor), Farm, Livestock, Antiques & Collectibles, Art & Galleries, Benefit & Charity and more.

What to expect at a Lange Auction: Where possible, we offer pre-auction viewing. You will always be treated with confidentiality and dignity. We pride ourselves on word-of-mouth referrals, and consider our clients as life-long relationships. We believe in heritage and legacy and your property is always handled with care. A Lange Auction House event is fun and exciting, informative and financially advantageous.  A Lange Auction House auction will always have a clear start time, location, and directions.  We do not permit early entry to early birds, we do not allow reserving seats for more than two people.  Your well-behaved children may attend the event.  On the day of the auction, there is a live person readily available to answer any calls at our phone.  We can provide on-site auctioneers, clerks, cashiers, ring personnel, public address systems, tents, seating, food, garbage and even portable bathroom facilities.  We are also able to document your auction via live web-cast for bidding or for non-bidding purposes.

Terms: Cash, bank check, money order and Paypal. All merchandise as is. No refunds. No holds.  It is very common in the auction business not to accept credit cards in payments for goods sold.  We are investigating offering this service to our clientele in the near future.  In only very rare circumstances will we accept a local personal check with matching ID from known dealers/buyers.  Lange Auction House has a no refund policy.  Sales are final.

How to optimize your auction experience: Park in designated spaces. You may bring in bottled water only. Register at the desk and pick up your bidding card. All cell phones on vibrate – you may use the phone for bidding purposes if you do so discreetly and respectfully. At the conclusion of the auction, you have 24 hours to clear your account and take ownership of your property unless other terms are stated or posted on the day of the auction. Once you are the successful bidder on a property, the property belongs to you and Lange Auction House is not liable for any damage.  We take every responsible measure to prevent theft and breakage to items.  All terms and conditions will be clearly stated on the day of the sale, if not before.  In very large sales, we provide a security team dressed in our easy-to-find Lange Auction House t-shirts.

Things to look forward to:  Lange Auction House is working on certified green business designation, believing in sustainability and taking a pledge to reduce and conserve to save our environment.    Reuse, recycle, reduce, repurpose, refashion, redesign and go green are philosophies we believe in and many of our thrift store friends are now accepting the “green-collar workers” label with pride.  We are also working on on-line bidding process so you can attend a live auction via remote location and we can accept your bid as if you were there!

Auction Education and Licensing:  Our Florida Auctioneer License is bestowed by Florida Auctioneer Academy to Colonel Alex Lange in February 2011.  Speaking of education, we also are launching a pilot program for young adults interested in entering the resale market.  High School students may volunteer their time for job training in accounts, finance, property movement, property research and a host of other activities.

Things you WON’T find at a Lange Auction House event:  In antiques and collectibles, there’s no shortage of knowledge needed to accurately assess, list, advise, buy and sell items.  In our early days of launching our family-run auction house, we made a determination that there would be certain items we either had no interest in representing, or no interest in studying.  Here’s a list of what we do not accept for auction house activities:  weapons; knives; guns; swords; cigarettes, cigar, or tobacco products; hard liquor; lewd content, pornography or nudes (except occasionally in the fields of fine art and or photography); plastic toys; exotic animals; stuffed animals; unclean linens; mattresses; or non-vintage appliances (this includes broken or non-working items such as radios, televisions, computers, and small appliances).  We also do not regularly deal in fine jewelry, coins, stamps or extremely specialized fields unless we have a qualified appraiser on site.

Auction Houses have a whole spectrum of activities they may participate in, here’s a short list of some of the types of projects we do take on:  charity auctions; onsite business liquidation, consignments, flea markets, second-hand selling; bankruptcies, estate auctions, personal property; storage units; police services; airport lost and found; livestock; repossessions; church events; fundraisers; and more!

Terms and Conditions of the Standard Auction

1. Please familiarize yourself with our Terms and Conditions. All property is sold “as is, where is”. All sales are final. We encourage you to thoroughly inspect every item that you wish to bid on. It is the bidder’s responsibility to determine age, condition, etc.

2. Written or oral descriptions are our opinions only and should in no way be construed as a guarantee or warranty of any kind. If you require absolute certainty in all areas of authenticity and the results of your evaluation leave uncertainty in your mind, we recommend that you do not bid on the item in question.

3. We do not give refunds. We will resell the item for you at a future auction at our normal commission rate simply for the fact that there was an underbidder who also wanted the item.

4.All items must be paid for at the cashier’s desk prior to checkout. Payment may be made in cash or approved check. Buyers not known to us must provide proof of credit when paying by any means other than cash.

5. All sales are subject to Florida Sales Tax unless a current Florida Certificate of Resale is on file at the time of registration. No exceptions.

6. All sales are subject to a Buyer’s Premium added to the “hammer price”.

7. The buyer shall be the highest bidder. Should a tie or dispute arise, the auctioneer, at their discretion, reopen the bidding between the high bidders until the property is sold.

8. Neither the Auctioneer nor the Consignor shall be liable for any personal injury on the premises where the auction is held, including but not limited to; the removal of auction items from the premises.

9. Auctioneer reserves the right to reject any bids that are deemed inappropriate or withdraw any item before or during the sale.

10. Auctioneer may facilitate the employment of carriers and packers as a convenience to purchasers, but assumes no responsibility for their actions.

11. Buyer hereby agrees that any suit, action or legal proceeding arising out of or relating to the auction shall be brought solely and exclusively in the courts of the State of Florida in and for Monroe County. Buyer further waives the right of jury trial, considering arbitration and reasonable means of reconciliation foremost.

12. Your registration at the auction guarantees that you have read and will abide by the terms and conditions. Some sales are tape recorded for your protection as well as the auctions.

13. When the Auctioneer says “Sold”, title of the property shall pass to the successful bidder, who thereupon assumes full risk and responsibility. The purchasers, at his own risk and expense shall remove said property unless prior arrangements have been made with the auction.

14. We hope you enjoy today’s sale and are able to make advantageous purchases.  Keep us in mind for acquiring or selling quality antiques.  All our events (except charity and benefit events) are non-alcohol, non-smoking.
